As licensed architects and general contractors, we are uniquely able to make sure that the project vision is carried from concept to completion.

We generate a 3D model of all aspects of a project prior to building including structural, mechanical, electrical and plumbing systems as well as landscape, driveways, pools – everything involved in the project before construction begins.

We coordinate all details including fixtures and finishes from the very beginning of construction and give each trade drawings specific to their task and work phase so that craftsmanship quality and design intents are always followed.

We have worked with many of the same craftsman, engineers, consultants and suppliers for years developing relationships that foster collaboration, creativity and a mutual desire to build the best projects at the highest quality level possible.

Team Principals

Tim Sullivan
Principal + Founder

Tim leads all the acquisition, design and construction activities for Home Lab.

Tim has been involved in real estate development, design and construction for over 25 years. His real estate experience includes managing and consulting on over 1,500,000 square feet of retail, office and industrial properties. He has been directly involved in the building trades as a general contractor, project superintendent, carpenter, framer and steel crew member.

Tim holds a BS in Business Administration, Finance from the University of Colorado, Boulder and a Masters degree in Architecture from the University of Illinois at Chicago. He is a registered architect, a member of the American Institute of Architects (AIA), the National Council of Architectural Registration Boards (NCARB) and is a licensed general contractor.

For the last 10 years he has focused on combining his skills in architecture, construction and development in creating superior residential experiences for clients through Home Lab.

Elissa Scrafano
Principal

Elissa assists Home Lab with acquisitions, business development and design.

She has been practicing architecture for more than 30 years, is a registered architect in California, Illinois and Michigan and is the leader of her firm Scrafano Architects with offices in Los Angeles and Chicago. Her work has been featured on the cover of Dwell Magazine and many other publications.

Elissa earned an undergraduate degree in Architecture from the University of Michigan and a Master of Architecture degree from the Southern California Institute of Architecture (SCI-Arc). She currently serves as a Commissioner for the City of Los Angeles Culture and Arts Commission, she was appointed by Mayor Eric Garcetti.
